↳ Fire Doors / Retrofitting

Retrofitting fire doors

Compliant in the existing stock — even during live operations. An official requirement, a fire protection report or a defects list after an inspection — we handle the entire process: on-site survey, planning, supply, installation and documentation.

↳ Existing-stock protection vs. retrofit duty

When existing-stock protection ends — and retrofitting becomes mandatory.

Existing-stock protection applies as long as a building continues to be used unchanged and no concrete hazard exists. It lapses on a change of use (e.g. office → care facility), on substantial alterations or when the competent authority identifies a concrete hazard. A periodic fire inspection, a fire protection report or an insurance requirement after a claim can also trigger a retrofit duty. The detailed rules are set out in the state building code — in NRW the BauO NRW. A blanket statement is not possible; we refer to the individual fire protection concept and the authority's position. (Note: We do not provide legal advice — in disputed cases please involve a fire protection expert or the authority.)

↳ Typical triggers

Why owners and managers retrofit.

Rarely voluntary — usually after one of the following triggers. We know the rules of every authority in North Rhine-Westphalia (NRW).

01

Fire inspection / fire-prevention inspection

Periodic walk-through by the fire brigade — usually with a defects list and a deadline.

02

Fire protection report

Expert assessment with concrete retrofit recommendations.

03

Official use requirement

The building authority demands adaptations — often as part of a change of use.

04

Insurance requirement

After a claim or at policy renewal the insurer demands evidence.

05

Change of use

Office → care facility, apartment → practice — new requirements, old doors are not enough.

06

Substantial alterations

Refurbishment or extension — the existing stock is reassessed.

↳ Typical retrofit situations

Where we retrofit most often.

01

Apartment entrance doors

Multi-occupancy residential — usually T30 or T30-RS required. Frequent in refurbishment projects.

02

Basement access & basement doors

Transition from the stairwell to the basement — usually T30-RS.

03

Plant & boiler rooms

Heating, service entry, lifts — separation from rooms with elevated fire load.

04

Corridors & stairwells

Necessary corridors — separation of escape routes.

05

Commercial units

Separation of use units — on re-letting or change of use.

06

Server & plant rooms

Often T90 — at initial fit-out or after IT expansion.
